The definition of the Design/Build is that you, the homeowner, entrust your building assignment to one organization to have complete accountability for designing and building your project. That organization has under one umbrella, the architect, engineers (civil, structural, etc.), landscape architect and construction personnel to bring your project to fruition.
Informed owners instruct their design/builder to take much more than a simply artistic interest in their project. Within the traditional design/bid/build scenario, the owner, more times than not, simple becomes the patron of the design professional.* Many times with design/build, the parameters of the project are developed along with the budgetary goals and construction means and methods and budget conditions are being weighed simultaneously. And the owner typically has a much greater access to the project “team” as the project is being developed. Empeco traditionally has at least 4 or 5 meetings with the architect and owner as plans are being developed…always with an eye on the budget.
Design/build projects eliminate the “finger-pointing” that is often commonplace in design/bid/build construction projects and allows the owner to look to one entity with questions and/or concerns.
One of the biggest advantages for an owner to the design/build project is that it eliminates any ambiguity with regards to an “apples-to-apples” comparison of bids. Rarely are contractors provided with very specific details relating to the methods and materials in a design/bid/build project thereby creating a disconnect between what is “supposed” to be bid and what is actually bid. This accounts for frustration on the part of the bidders and the wide disparity among bidder’s proposals.
